I am not one who normally does testimonials but in this case, one is warranted. We live in California and owned a tract of Oregon timberland, with a lot of merchantable timber; that we wanted to sell. Working with them was a wonderful experience from start to finish—particularly for utter novices in the intersecting realms of real estate and timber. The positive tone was set from the first e-mail to Fred, auto-forwarded from a property listing site at the end of the winter holidays and filled with questions. Within days of first contact, we were writing up an offer for the property—or, more accurately, as we were unrepresented real estate novices living in another state, Fred was writing it on our behalf, including suggesting contingencies that we would never have thought of on our own. Every owner thinks their property is unique and should command attention and a fair price. Our two contiguous F2 zoned parcels totaling 114AC, fronting on Hwy 101, one with a custom home and the other with a double-wide suitable for a replacement permit was no exception. Marketing these registered tree farms located within 15 min of a city required specific skills and time. The first agents we contracted with were skilled in selling local homes but not forest property. While they showed the property fairly often they did not deliver on the promised drone flyby video and unique emphasis on the broker web site. We elected to relist with NW Forest Properties to emphasize the forestry/tree farm aspects of our property and to attract potential buyers with energy and willingness to take on forest management. Broker Lauren Read created three detail listings (one for each parcel and a third for the combination of the two) resulting in extensive exposure on the NWFP and MLS web sites. They delivered on the drone fly-by video in a short time and included it in the initial web site listing. Additionally, on their own they set wildlife cameras to record elk, deer and bear visiting the property. People will tell you that the internet sells property. Our experience is that the internet can introduce your property but forest land is more complex than just location and price. Potential buyers need to be personally guided through zoning, access, water rights, tax advantages, historical use, growth boundaries as well as the energy required to properly care for a forest. In the end, we are more than satisfied with the new owners, sales price and the service of NW Forest Properties in finding buyers for our unique properties.
